Globe Trade Centre S.A. (GTC) starts activity in Russia

GTC Russia signed a preliminary agreement to acquire a 50% stake in an office development in the Vyborgsky district of St. Petersburg. Net office space of 110,000 sq m is planned to be developed in 2011-2013. The project is expected to generate annually about EUR 53 million of net rental income upon full completion.

GTC Russia, through a subsidiary, has concluded a preliminary agreement to purchase a 50% interest in the company that is going to develop a 110,000 sq m office project on a 4.3 hectare site in the Vyborgsky district. GTC Russia will pay about EUR 26.8 million for its share in the project. The acquisition is expected to be completed by the end of May 2008.The site is located about 1.5 km from the St. Petersburg city center.

The project is scheduled to be completed in 2011-2013 and is expected to generate annually about EUR 53 million of net rental income upon full completed.

St. Petersburg is the second-largest city in Russia, with a population of 4.6 million. As of the end of 2007, there was a total of about 590,000 sq m of Class A and Class B office space in the city. About 170,000 sq m of office space was completed in 2007.

The transaction is a joint venture between GTC and a company controlled by Menora Mivtachim Holdings. Menora Mivtachim is one of the leading insurance companies in Israel, with total assets of over USD 14 billion and premium turnover of USD 1 billion. Menora Mivtachim has real estate activity in Western Europe and has been active in St. Petersburg for the last year and a half.

GTC has vast real estate experience in office development. The company has completed 300,000 sq m of net office space and is now developing, in stages, 860,000 sq m of net office rentable area.

GTC’s tenant list includes some 200 leading international and domestic corporations, among them such renowned firms as Exxon Mobil, IBM, Hewlett Packard, Citibank, Allianz, Raiffeisen and many others. In expanding its activity into Russia, GTC plans to capitalize on its close relations with the world’s largest corporate tenants and its experience in development of high-quality office space that meets international standards.

Nothus is opened

On Monday 21st April 2008 the ceremonial opening of the NOTHUS office building took place. During the ceremony GTC announced that it would commence development of the next office block in Okęcie Business Park – the CORIUS building.

NOTHUS is the first building to be constructed in Okęcie Business Park – the first office park in Poland situated in close proximity to the International Airport.

The ribbon in the building was cut jointly by Mr. Mariusz Kozłowski – a Member of GTC’s Board, Director of Investor Relations and Professor Stefan Kuryłowicz (APA Kuryłowicz & Associates). During the meeting the building was symbolically released for use to its future tenants, including among others: Moeller Electric, Mitsubishi, Kingfisher, Polbank and Frogut Plastics.

The idea of constructing a modern business park at the International Airport was both innovative and groundbreaking; it has been proved today that a business park in this unique form is very much needed in this particular district of Warsaw. NOTHUS’s twin building ZEPHIRUS, which will be ready for use in August, has already been placed alongside. This seven-storey office building, offering as much as 9,100 sq m, will house such tenants as NovoNordisk (2,100 sq m) and Lot Ground Services (1,800 sq m).

CORIUS will be the third building in Okęcie Business Park. According to GTC, it should come into use at the end of 2009. As far as its shape, size and technical parameters are concerned it will be almost identical to the two buildings developed earlier. Tenants will have 9,100 sq m in seven storeys at their disposal.

Okęcie Business Park is an investment under construction at Ul. Stycznia 17, close to the buildings of both Polish Airlines LOT and Polish Airports. Eventually it will consist of six buildings with a total area of around 54,000 sq m

Polbank EFG in Okęcie Business Park

After having signed the lease agreement in April this year Polbank EFG has joined the group of renowned companies who have decided to choose Okęcie Business park for their abode.

Polbank EFG is the Polish branch of one of the most dynamic Greek financial institutions – EFG Eurobank Ergasias S.A.– a part of the European Financial Group– a shareholder of various banks and financial institutions all over the world. The latest tenant of Okęcie Business Park has a chain of agencies and cash points in more than 250 places at its disposal in Poland.

In May Polbank will move to the NOTHUS office building – the first completed within Okęcie Business Park. The company has rented more than 3,600 sq m of excellent office space situated on three floors of the building.

During the negotiations GTC and was represented by the international real estate agencies – CB Richard Ellis and Savills, while Polbank by EFG Property Services Polska.

Other tenants of NOTHUS are: Moeller Electric (1,200 sq m), Mitsubishi (1,100 sq m), Kingfisher (700 sq m) and Frogut Plastics (230 sq m).

Okęcie Business Park is a GTC investment under construction at 17 Stycznia Street, close to Okęcie International Airport. The complex will consist of six buildings, which offer, in total, about 60,000 sq m of A- class office space. At the moment work is being completed on the NOTHUS building before the first tenants are received. The second building of the complex – ZEPHIRUS – is scheduled for completion in August this year.

GTC is to begin the construction of the Francuska Office Center in Katowice

Globe Trade Centre S.A. (GTC) will construct the FRANCUSKA Office Center – a modern office complex in Katowice city centre. The first part of the investment is scheduled for completion in Q3 2009.

The FRANCUSKA Office Center will be built on a 7.2 ha plot in Katowice city centre at 34 Francuska Street close to the new seat of the Regional Court and other public institutions.

The complex will consist of two six storey A-class buildings with a total NRA of more than 21,500 sq m. Both buildings (A – 11,000 sq m and B – 10,500 sq m) will be fitted with air conditioning, modern telecommunication systems, high ceilings and swing windows. The office blocks will also be provided with a professional security system and an underground car park with room for 400 cars.

An important advantage of the FRANCUSKA Office Center will be the close proximity of public transport and good transport links provided by the A4 highway and national road no. 86 Warsaw – Bielsko-Biała. The International Airport in Pyrzowice is situated about 25 minutes away from the future complex.

A typical floor of the A building will have an area of 1,740 sq m while in the B building there will be about 1,600 sq m. The flexible design of the interior of each floor will allow one or more tenants to arrange the available office space according to their needs-either as open plan or in the form of separate rooms.

The architectural concept of the FRANCUSKA Office Center was prepared by the APA Wojciechowski studio. Both buildings are based on a rectangular plan with some folds. The glass frontage will be completed with clear stone paneling and high quality decoration ensuring not only an attractive image for the centre, but also plenty of daylight.

The construction will start in Q2 this year immediately after all the necessary permits have been received. The first building of the complex is scheduled for completion in Q3 2009.

The international real estate agencies – Cushman & Wakefield and Knight Frank – are in charge of the leasing process.

In its portfolio of investments, both completed or under construction, GTC possesses many important office buildings in Poland and other countries in the region- Nefryt, Platinium Business Park and Okęcie Business Park in Warsaw, the Globis office building in Wrocław, the office complex in Cracow in Armii Krajowej Avenue and many others.
