HP is the world’s biggest enterprise operating in the advanced technologies industry. The company provides products (including printers, personal computers and software), services and IT infrastructure.
HP local office in Łódź will be located on the 4th floor of University Business Park. The new tenant will move into the building in Q4 2012.

UniversityBusinessParkis located adjacent to the campus of theTechnicalUniversityof Łódź, between al. Kościuszki and ul. Wólczańska. The first completed building offers 19,300 sq m of Class A office space and 300 parking places. TheUniversityBusinessParkbuilding has seven floors, with a typical floor area of 2,700 sq m.
UniversityBusinessParkholds a certificate of the prestigious EU GreenBuilding programme. The complex is equipped with suspended ceilings, tilt windows with shutters, state-of-the-art HVAC and telecommunications systems, backup power source and full access control. This makes it possible to arrange the office space freely for back-office operations or for research or laboratory use by companies from the BPO sector, which make up a significant percentage of potential investors in the Łódź area.
Other companies that have already leased space at the University Business Park include Citibank, Intergraph, Kredyt Bank, Warta Life Assurance, Hermann Kirchner, Bankruptcy Management Solutions, Tax Care and Pharmena.

The net cash proceeds of EUR 60m from this transaction constitute 1/3 of EUR 180m of free cash expected from the announced assets divestment plan according to the three-year financial forecast. PlatiniumBusinessParkstands out for its award-winning architectural design, technical specifications, as well as quality of it tenants. The complex is located at the intersection of Domaniewska and Wołoska streets inWarsaw. The part of the complex that has been sold consists of five completed buildings with a total rentable area of aprox. 56,000 sq m. Regardless of the above, GTC may develop on this site another building consisting of approx. 13,000 sqm.
Agreements were signed subject to customary conditions precedent and are expected to be finalized by the second half of 2012. The final price of five buildings of Platinium Business Park (I – V) is EUR 173m and will be subject to adjustment when the final agreements are signed. The final price reflects the investment yield of 6.7%. Upon completion the transaction will generate approx. EUR 60m of free cash to GTC.

Despite increasing competition, Platinium Business Park remains highly attractive for renowned Polish and international companies. The fifth building of the complex located at the intersection of Domaniewska and Woloska streets in Warsaw has already received valid use permit. Subsidiaries of PSA Peugeot Citroën Group have recently joined the list of tenants of the building.
Office space at Platinium Business Park has been leased by Peugeot, Citroën (automotive brands owned by PSA Group) and PSA Finance – provider of finance services, mostly credits for the purchase of a car. The company has also leased additional space in the first building of the complex. PSA Group has leased a total of over 3,500 sq m at Platinium Business Park.
The list of tenants of Platinium Business Park V includes also such firms like VeriFone Poland, Schrack-Seconet, K2 and Starcom. The building is over 90% let with advanced negotiations for the remaining space underway.
Platinium Business Park V has a lease area of aprox. 11,000 sq m. The area of a typical floor is 1,024 sq m, and each floor can be efficiently arranged into separate offices or open space.
Platinium Business Park V was constructed from materials that increase energy efficiency and enable maximum efficiency of heating and air conditioning systems. The building will be equipped with tilt windows, suspended floors and ceilings an integrated lighting system, air conditioning with individual temperature controls, full cabling and a state-of-the-art building management system. Tenants also have 180 parking spaces at their disposal.
The architectural design of Platinium Business Park V was prepared by the Grupa 5 Architekci studio. The general contractor for the development was Warbud. GTC targets to obtain LEED Gold certification for Platinium Business Park V in the new-build category.
