GTC acquires Pixel office building in Poznań

GTC, one of the leading commercial real estate companies in CEE signed a preliminary agreement to acquire Pixel, an iconic and unique office building located in Poznań, Poland.

Inaugurated in 2013, Pixel is located at the junction of Grunwaldzka and Babimojska streets in Poznań. It offers a total of 14,500 sq. m of gross leasable office and retail area and 431 parking spaces. The building, designed by well-known JEMS architects, is an award winning sustainable office space occupied fully by Allegro.

Pixel has a total GLA of 14,500 sq. m set over 7 floors above ground. The property also comprises of 3 underground floors offering 399 parking spaces and additional 32 surface-level parking spots. The compound features timber bicycle sheds, showering facilities, and locker and drying rooms for bicyclists on the ground floor. Pixel is an example of synergy between technological sophistication, functionality and ecological footprint thanks to common terraces, green roofs and a landscaped court, crisscrossed by footpaths and bicycle paths. Fast pace of construction and commercialisation of Galeria Północna

  • Galeria Północna has been under construction since July this year. Now GTC is working on the construction of reinforced concrete and flooring installations.
  • Galeria Północna is scheduled to open in H1 2017.

37 000 cubic metres of concrete, 5 000 tonnes of steel comprising structural elements, 250 000 cubic metres of excavations – in a nutshell all this adds up to the progress made in the construction of Galeria Północna since July this year. The opening of Galeria Północna – the first modern shopping and entertainment centre in the north-eastern part of Warsaw – is scheduled for H1 2017. At this point the commercialisation rate for Galleria Północna – taking into account signed contracts and letters of intent – stands at 60%.

Galeria Północna has been under construction since July. The first cranes turned up on the construction site in August with the eighth one being currently installed. Ceiling at the zero level and the insulation of exterior walls has already been made. At present work is underway on the construction of reinforced concrete and flooring installations. So far around 37,000 cubic meters of concrete and 5,000 tons of steel have been used. Since the beginning of the work 250 thousand cubic meters of excavation has been done.

In order to ensure that Galeria Północna provides its visitors with world-class comfort, the architects of the renowned APA Wojciechowski and Tzur Architects studios delivered a unique, open roof design – landscaped with green walking paths, a garden and a playground. A section of the roof will be glazed. This solution, combined with the spacious interior, will ensure a massive amount of daylight – way greater than what other Polish shopping centres can offer. The unconventional design and structural solutions will surely set new standards for companies designing and building such facilities. Moreover, the continuously expanding shopping offer based on cutting-edge solutions will aim to attract not only customers from Białołęka but also from other districts of Warsaw and its surrounding.

The commercialisation rate for Galleria Północna – taking into account concluded contracts and letters of intent – stands at 60%. The tenant list features such prominent brands as: Empik, Smyk, H&M, Wólczanka, Vistula, W.KRUK,  Grupa LPP, CCC, Martes Sport, Forever 21, iSpot, Carrefour hypermarket, and Cinema City and many more.

The commercialization of Galeria Północna is executed by Cushman & Wakefield and JLL, all marketing and advertising activities are provided by Communication Unlimited agency.

GTC welcomes UNIT4 Polska in Globis Wrocław

GIobe Trade Center S.A (GTC) signed a lease agreement with Unit4 Polska for 6,600 sq. meters of office space in Globis Wroclaw.

Unit4 Polska is a part of the UNIT4 Group, engaged in providing IT solutions for business. In Poland Unit4 owns the popular brand of IT systems TETA. In Wroclaw are located three business divisions of Unit4: Central R&D, Global Customer Support Centre and Local Business TETA. Under the newly signed agreement, Unit4 Polska will lease 6,600 sq. meters of office space in Globis Wrocław.

Experts from the international advisory firm JLL supported Unit4 Polska in market analyses, selecting the location and negotiating lease terms.

Katarzyna Krokosińska, Senior Consultant, Office Agency and Tenant Representation at JLL, responsible for the Wrocław market, comments: The large lease transaction signed by Unit4 Polska further illustrates the good shape that the Wrocław office market is in. Tenant activity remains high. Between Q1 and Q3 2015, 78,000 sq m were leased – a 36% year-on-year increase – with forecasts for the end of 2015 and 2016 remaining bullish.
