New tenant at University Business Park

Globe Trade Centre S.A. (GTC) has entered into a new lease at University Business Park in Łódź with Citibank International PLC.  One of the leading financial institutions in Poland, part of the global Citigroup, has leased  2,000 sq m with further extension option.

Citibank Int PLC forms part of Citi Center of Excellence. Citibank Int PLC and Citi Handlowy represent the City group (about 200 million customers in over 140 countries) in Poland. The new tenant moved into University Business Park at the end of 2011. Citi Center of Excellence provides the following services in Poland: monitoring anti-money laundering, handling banking, securities and investment funds, settlement of claims and payments, processing control function and service infrastructure. The company provides services to 54 countries in Europe, Asia, Africa, both Americas and Australia.

Other companies that have already leased space at the University Business Park include Intergraph, Kredyt Bank, AEGON, Warta Life Assurance, Hermann Kirchner, Bankruptcy Management Solutions, Tax Care and Pharmena.

University Business Park is located adjacent to the campus of the Technical University of Łódź, between al. Kościuszki and ul. Wólczańska. The first of the two buildings, completed in 2010, offers 18,500 sq m of Class A office space and 300 parking places. The University Business Park building has seven floors, with a typical floor area of 2,700 sq m.

University Business Park is suited to the needs of large and small tenants. The complex was designed to provide tenants the greatest flexibility in arrangement of the interiors and efficient use of the area as individual offices or as open space.

University Business Park holds a certificate of the prestigious EU GreenBuilding programme. The complex is equipped with suspended ceilings, tilt windows with external roller blinds, state-of-the-art HVAC and telecommunications systems, backup power source and full access control. GTC successfully renegotiated loans` conditions for EUR 97 million of its loans

Globe Trade Centre S.A. (GTC) has agreed a reset of covenants in relation to  project finance loans with a total amount of €97 million.  

The successful closing of renegotiations with its lenders will result in the reclassification of these liabilities to long term liabilities, which will improve the Company’s cash flow profile.
GTC’s ability to resolve these technical issues in a timely manner and ensure continued access to financing at the project level, demonstrates the strength of GTC’s relationship with its lenders and the continued commitment to its property portfolio.

Galleria Burgas signs with H&M

•    H&M has leased retail space in GTC’s Galleria Burgas
•    The mall is scheduled to open in spring 2012

GTC Bulgaria, the subsidiary of Globe Trade Centre S.A. (GTC), co-owner and manager of Galleria Burgas, has signed  a significant lease contract with H&M.

Renowned Swedish fashion retailer will open its first shop in Southern Bulgaria in Galleria Burgas.  The store’s area cannot be revealed pursuant to the provisions of the lease agreement.

Galleria Burgas will provide approx. 35,000 sq m of net rentable area and 1,200 parking spaces. It is scheduled to be commissioned in spring 2012. The centre will be the first modern object of this type in the Southern part of Bulgaria, as well as the first LEED certified retail object in the country. As was the case with GTC’s other investment in this part of Europe, the project has a great potential to introduce a new model of commerce and entertainment to the market. Bulgaria has the lowest level of saturation with modern retail space in the whole of the European Union.

Besides adding H&M, a world’s fashion leader, Galleria Burgas has attracted other popular brands. In last few months GTC has signed lease agreements with: Inditex group (Zara and Bershka), Cinema City multiplex with 10 halls, Carrefour supermarket, Pure Fitness, Subway, Deichmann and Seven Hill.

Located by the shore of the Black Sea, Burgas is Bulgaria’s fourth biggest city, with over 215,000 citizens. It is an important industrial, cultural and tourism centre with over 1 million tourists visiting city on a yearly basis.

Corius put into commission

•    Corius is the 19th office building delivered by GTC in Warsaw

Globe Trade Centre S.A. (GTC) put into commission the 3rd office building at Okęcie Business Park in Warsaw. The Corius building offers 8,840 sq m of class A office space already leased in more than 80%.

Okęcie Business Park is located on 17 Stycznia street, adjacent to Warsaw Chopin Airport. First two buildings of the complex (Nothus and Zephirus) were completed in 2008 and currently are 100% let with major tenants such as: Novo Nordisk, Avon, Moeller Electric and Mitsubishi. Offices of such firms as EGIS, Pandora A/S and YES Airways will open their doors in the Corius building shortly.

The architectural design for Okęcie Business Park, reflecting both the natural advantages of the surroundings (including a pond and green areas) and the proximity of the airport, was created by the renowned studio APA Kuryłowicz & Associates.            The investment is currently under the certification process for the prestigious international LEED certificate.

The typical floor space in the seven-storey Corius building is 1.434 sq m. For tenants disposal building offers 180 parking spaces in underground garage and additional parking space for guests, taxis and couriers on the ground level.

The Corius building is equipped with suspended floors, suspended ceilings, soundproof tilt windows, full air conditioning, a state-of-the-art building management system, access control and professional security. Green terraces located at the roof of the building maintain characteristic part of the building façade.

Okęcie Business Park is located near Żwirki i Wigury street and Krakowska Avenue in Warsaw, which assures easy access by car or public transit. The surrounding road and rail infrastructure linking Okęcie with neighbouring districts is currently being extended. There is convenient lodging available within a 10-minute drive.
